A whole-house renovation on Long Island runs $150 to $250 per square foot, while new construction on the same lot runs $300 to $450 per square foot once you count site work, demolition, and a full new foundation. Renovation wins on cost per square foot almost every time — but that number only tells the truth if the existing house is structurally sound enough that you're not quietly paying to work around problems a teardown would have solved outright. The real decision comes down to what's underneath the walls, not the paint on them.

Why the per-square-foot number is misleading on its own

Renovation pricing assumes you're keeping the foundation, the framing, and most of the structural bones, then rebuilding everything inside and around them. That's a fair assumption on a house with a sound foundation and a floor plan that's roughly workable. It stops being a fair assumption on a house with real foundation problems, an undersized footprint relative to what you want to build, or systems (electrical, plumbing, HVAC) so far gone that you're replacing nearly everything anyway. At that point you're paying renovation-adjacent labor rates to keep a foundation you didn't actually want, and new construction — which starts clean — can come out ahead even at its higher headline rate.

When a whole-house renovation makes sense

  • The foundation is sound. No active cracking, no significant settling, adequate for the load of what you're planning to build on top of it.
  • The existing footprint roughly fits your goals. You're reconfiguring rooms, not trying to double the square footage.
  • Zoning or lot coverage limits a rebuild anyway. Some Nassau lots are already built close to maximum lot coverage — a renovation that stays inside the existing footprint avoids a zoning fight a larger new build might trigger.
  • You want to preserve something specific — mature landscaping, a favorable non-conforming setback, or a house that's grandfathered into a zoning designation that a full teardown would forfeit.

When new construction makes more sense

  • The foundation has real problems — cracking, settling, or undersized for the house you actually want.
  • The existing house is smaller than what the lot and zoning allow, and you want to build to that larger allowed footprint rather than work around the current one.
  • Systems are original and failing across the board — knob-and-tube wiring, cast iron drain lines, a furnace and ductwork all past useful life — to the point renovation labor is mostly demolition and replacement anyway.
  • You want current energy code and current flood-elevation requirements built in from day one, rather than retrofitted onto an older structure.

  • Whole-house renovation, cosmetic-to-moderate (kitchens, baths, flooring, some layout changes, existing systems kept): $150 – $200/sq ft.
  • Whole-house renovation, gut-level (down to studs, most systems replaced, layout substantially reworked within the existing footprint): $200 – $250/sq ft.

After that: how much of the existing plumbing and electrical stays versus gets replaced, whether load-bearing walls come out (triggering an engineer's beam calculation), and how much the finish level moves up from what's there now. A kitchen and two baths gutted inside an otherwise-kept house prices very differently than a true down-to-studs renovation of every room.

What drives the new-construction number

Site work and septic are the two line items that most often blow past a homeowner's mental budget. Demolition of the existing structure, new utility connections, and — especially in Suffolk County — an Innovative and Alternative septic system where required, can add $30,000 to $60,000 before the new house's framing even starts. After that, the build itself prices similarly to a large addition: foundation type, roof complexity, and finish level are the main drivers, the same as any custom build.

Utility hookups are the other cost that surprises people who haven't rebuilt on an existing lot before. Even though the water, electric, and (where applicable) gas services already ran to the old house, a full teardown-rebuild usually means new service connections rather than reusing the old ones — old copper water services and undersized electrical panels rarely meet current code for a new structure, so budgeting for a new panel, a new water service line, and in some cases a new gas meter set is standard, not an edge case.

Appraisal and resale considerations

New construction on Long Island tends to appraise cleanly against recent comparable new builds in the area, which makes construction-to-permanent financing more straightforward once comps exist nearby. A whole-house renovation's resale value is more dependent on whether the finished product matches the neighborhood — an over-improved renovation in a modest block of the neighborhood can struggle to appraise at full cost even when the work itself is high quality, since appraisers still weight comparable sales heavily. New construction sidesteps some of that risk by building to a size and finish level that's typically planned around what the surrounding new-build comps already support.

Permitting and timeline

  1. Whole-house renovation: 2 – 4 weeks design, 3 – 6 weeks permit review (longer if load-bearing walls move or square footage is added), 4 – 7 months construction. Total roughly 5 – 9 months.
  2. New construction: 4 – 8 weeks design and survey, 6 – 12 weeks permit review (demolition permit, building permit, septic or sewer connection approval as separate steps), 8 – 12 months construction. Total roughly 10 – 16 months.

New construction's longer review window is mostly the septic and demolition approvals running as separate processes from the building permit itself — on a renovation that doesn't touch the footprint or the septic system, that whole layer of review doesn't apply.

Nassau vs. Suffolk: what actually changes

  • Septic vs. sewer: Most of Nassau is on sewer, so a teardown-rebuild there skips the septic question entirely. Suffolk hamlets on individual septic — Mastic, Shirley, Center Moriches, Manorville, and similar areas — trigger Suffolk County Health Department review for new construction, and Reclaim Our Water has pushed most of that toward I/A systems.
  • Flood zone / substantial improvement: Both counties enforce FEMA's substantial-improvement rule — if renovation cost hits 50% or more of the structure's assessed value in a flood zone, the whole house must meet current flood-elevation code. This applies equally to renovation and new construction, but it changes the math more for renovation, since it's the trigger that can push a "just redo the kitchen and baths" project into full elevation compliance.
  • Lot coverage: Nassau's smaller, more built-out lots run into maximum lot coverage limits more often, which can cap how much bigger a new-construction rebuild can actually be versus the existing house.

Financing either option

Renovation financing usually runs through a home equity line, cash-out refinance, or a renovation loan with milestone draws. New construction more often uses a construction-to-permanent loan, where the lender releases funds in stages (foundation, framing, mechanicals rough-in, finishes) and the loan converts to a standard mortgage once the certificate of occupancy is issued — a different process than most homeowners have used before, worth understanding early since it affects how contractors get paid during the build.
